Privacy notice
What this site collects
When you send a form, I receive the details you enter: your name, email and/or phone number, what you need help with, an optional message and, when relevant, the property you asked about.
The site also records the page where the form was sent and, only if you allow analytics, how you arrived at the site (for example, the campaign or website that referred you).
Your IP address is never stored as-is. It is converted into a one-way code that cannot be turned back into an address, and it is used only to limit automated abuse of the forms.
Forms are protected by Cloudflare Turnstile, which checks that a person, not an automated program, is sending them. To do so, Cloudflare processes technical information about your browser and connection, including your IP address. It is used only for this check, not for advertising, and it does not depend on your cookie choices.
How it is used
Your details are used to reply to your inquiry by phone, text message or email. Your information is not sold.
Inquiries may be shared with the brokerage I work with when needed to serve your request. That brokerage handles the information it receives under its own privacy practices.
Calls, text messages and email
If you give me your phone number and agree to it, I may contact you by phone call or text message, including with automated technology and artificial or prerecorded voices. Your consent is never required to buy or sell anything, message and data rates may apply, and how often I write depends on your request.
Reply STOP to any text to end text messages, or HELP for help. You can also withdraw your consent at any time by any reasonable means, such as replying to a message or asking through this site, and I will stop contacting you through that channel promptly. After you opt out by text you may receive one last message confirming it.
I do not share your phone number or your text-message consent with third parties for their own marketing.
If your number is on the National Do Not Call Registry and you give it to me asking to be contacted, I contact you because you asked me to.
Cookies and measurement
Essential cookies keep the site working and remember your privacy choices.
Analytics and advertising measurement only run if you accept them, and you can change your choice at any time from “Cookie preferences” at the bottom of every page.
This site does not respond to browser “Do Not Track” signals, because there is no agreed standard for them. Your cookie choice on this site is what controls measurement.
How long it is kept
Inquiries are kept for as long as needed to answer them and to keep a record of our dealings, and are then deleted. You can ask me to delete yours sooner.
How it is protected
The site is served over an encrypted connection and inquiries are stored in a database that is not open to the public. Access is limited to me and to the people who need it to respond to you.
No website can promise perfect security, so please do not send sensitive details such as financial account or identification numbers through these forms.
Your choices
You can ask me to access, correct or delete the information you sent through this site by replying to any message you receive from me.
You can also ask me to stop contacting you at any time, and I will. If you receive text messages from me, replying STOP ends them.
Depending on where you live, your state may give you additional rights over your personal information. I honor these requests regardless of where you live.
Residents of some states, such as California, may have the right to know what personal information is collected about them, to access, correct and delete it, and to opt out of its sale or sharing. I do not sell personal information. To use any of these rights, contact me through any of the channels on this site; I may need to confirm your identity before acting on a request.
Children
This site is meant for adults and is not directed to children under 13. I do not knowingly collect information from them. If you believe a child has sent information through this site, let me know and I will delete it.
Links to other sites
Some pages link to sites I do not run, such as the brokerage I work with or listing portals. Once you follow one of those links, the privacy practices of that site apply, not mine.
Changes to this notice
If the way this site handles information changes, this page is updated and the date above changes with it.
