This site is run by Maria Benavides, a licensed real estate agent in Florida. It offers information about homes and areas in Florida and a way to contact me. By using it you agree to these terms.

Information only, not advice

Everything on this site is general information. It is not legal, tax, financial, accounting or other professional advice, and it does not replace the advice of your attorney, accountant or other advisor. Please get that advice before making a decision about a real estate transaction.

Property information

Listing information comes from BeachesMLS. It is provided exclusively for consumers' personal, non-commercial use, may not be used for any purpose other than to identify prospective properties you may be interested in purchasing, and is deemed reliable but not guaranteed accurate by BeachesMLS.

Prices, availability, photos and other details can be outdated or incorrect, and a listing may be sold or withdrawn without notice. Please confirm anything that matters to you with me before relying on it.

Using the site

You may use this site for your own personal, non-commercial purposes. You may not copy, download, redistribute, resell or modify the site or its content, use automated tools to collect it, or use it to build your own listing database or service, except with my written permission.

Do not use the site in any way that could damage it, interfere with others or break the law.

Content and trademarks

The text, images, logos and design of this site are mine or are used with permission. The listing data and photos belong to BeachesMLS and to the brokers and agents who listed the properties, and the BeachesMLS name and logo are its trademarks. Nothing here gives you a right to use them.

Calls, text messages and email

When you submit a form, you ask me to contact you at the email address and phone number you entered, and you agree that I may do so by email, phone call and text message, including with automated technology and artificial or prerecorded voices. When a form shows a consent notice, that notice also applies.

Agreeing to this is not a condition of buying or selling anything. Message and data rates may apply, and how often I write depends on your request. Reply STOP to any text, or use the unsubscribe link in any email, to stop. You can also withdraw your consent at any time by any reasonable means, and I will stop contacting you through that channel promptly. After you opt out by text you may receive one last message confirming it.

You confirm that you are at least 18, that the phone number and email address you give are yours (or that you are authorized to use them) and that they are accurate. If your number is on the National Do Not Call Registry and you give it to me asking to be contacted, I contact you because you asked me to.

Electronic communications

You agree to receive notices and other communications from me electronically, and that sending a form or clicking a button to give your consent works as your electronic signature. You can ask me for a copy of anything you agreed to.

Photos and your details

Some pages ask for your name, email and phone number before showing all of a listing's photos. No account is created. If you give your details, this browser remembers it for 90 days so you are not asked again. The notice under the form explains how your details are used, and the privacy notice explains the rest.

Real estate services and other people's sites

I practice real estate through a licensed brokerage. This site does not create a representation or listing agreement: any such agreement is made separately, in writing, with the brokerage.

Some pages link to sites I do not run. I am not responsible for their content or practices, and any agreement you make with a third party is between you and that party.

Warranties and liability

The site is provided “as is” and “as available”, without promises that it will always be available, error-free or complete. To the extent the law allows, I am not liable for damages that arise from using the site or relying on its information.

Governing law

These terms are governed by the laws of the State of Florida and the United States, without regard to conflict-of-law rules.

Changes to these terms

I may update these terms. The date above changes when I do, and using the site after that means you accept the new version.
